Putting real estate deals together is like working on a jigsaw puzzle:  first, you look at the big picture to see the goal.  Then you do the outline, and then you play with the pieces until the picture is assembled.  Often, it works best when you collaborate.  Just like doing a deal.  I discovered the challenge while I was still in law school, after seven years of teaching high school history.  In fact, practicing real estate law is a lot like teaching.  It requires patience, creativity, and commitment, careful listening and clear communication.   I'm fortunate to have spent 32 years putting pieces and people together, finding solutions to problems and helping my clients.  In my free time, I work with some wonderful non-profit organizations, and like to read, travel, enjoy music, and spend time with my husband and family.


Legal Experience

Ms. Hosford, LEED® Green Associate, has been lead counsel to buyers in more than $1 billion worth of commercial transactions over the past few years; during the same time she handled 2,500,000 plus square feet of commercial leases for landlords and tenants.  She has a broad background in commercial lending, leasing, development (including construction), operational issues,  and acquisitions and dispositions of office, industrial, multi-family, raw land and hotel properties, both locally and multi-state.  Ms. Hosford's 30+ years of practice, first with San Francisco-based Pettit & Martin, then as head of the real estate section of a Dallas firm, and then eleven years in her own firm prior to joining Brown McCarroll, give her depth and breadth of experience in addressing virtually all aspects of commercial real estate law with counsel and clients around the country.  She is a regular speaker at Bar and industry seminars, and active in professional and community affairs.

  • Negotiation of lease with option to purchase of a high-tech industrial campus in Austin, Texas on behalf of a Fortune 100 company and the purchase of that property following subdivision and re-development into a call-center campus, in a transaction valued at over $100,000,000
  • Representation of the purchaser of a major Chicago trophy office property for a purchase price in excess of $500,000,000, in the largest single-asset real property transaction in the country that year  
  • Ground lease of multi-state package of pad sites to a restaurant developer
  • Leasing work for owners of portfolios of office, flex, industrial and retail properties in Texas, Florida, Arizona, Washington and other states, often including property and asset management issues, lease workouts, collections matters, and financing
  • The approximately $40MM sale of a bond-leased single-tenant office facility in Las Colinas to an institutional investor
  • Sale of multiple office facilities in Texas to out-of-state investors
  • Land acquisition, request for proposal for design-build project, all design-build construction documents, development of lease agreement form, management agreement, and lease-up of a new office building in the Freeport area near DFW Airport
  • Representation of a municipal economic development corporation in a joint venture with the Dallas Stars to develop and operate a NHL-branded community ice rink center, including negotiation of construction agreement
  • Representation of municipal economic development corporations in ground leases, development agreements, and joint ventures for a hotel, and several mixed-use retail/multi-family projects
  • Representation of national bank in a approximately $40MM construction loan-to-mini-perm to a national multi-family housing developer, complicated by inception of mechanics' lien issues
  • Representation of investor in joint venture/development agreements for portfolio development and acquisition of prominently flagged hotels in multiple states
  • Representation of clients in telecommunications agreements for their national portfolios
  • Representation of lender in a approximately $10MM construction loan to the Dallas Bar Association to expand its headquarters facility
