Working in real estate today is challenging. You need creative attorneys who can help you complete your deals and find solutions to your issues, particularly in today’s trying times. Our firm has long been a leader in serving the real estate industry, and we are dedicated to continue to do so through all segments of the business cycle. With nearly 20 attorneys in Texas practicing in real estate and associated disciplines, we are ready to help you remove roadblocks and complete your projects and transactions.
Like many other firms, we cover all substantive aspects of real estate and work with a range of clients in many segments of the industry. What sets us apart is our client service and the combined power of our real estate, environmental and governmental and legislative affairs attorneys.
Client Service
We enjoy building longtime relationships with our clients and helping you achieve your goals.
Developers: We know developers are always focused on getting their projects done “better, faster, cheaper,” and we understand those motivations. Our attorneys have a comprehensive understanding of how all the pieces (not just the legal issues) of development deals must fit together to achieve a successful project execution. We can offer creative – and practical – suggestions and solutions at many points along the way to help you get your projects entitled, leased, capitalized, constructed, operated, and open for business.
Owners: You want to make money. We can help. Our attorneys use a consultative approach to help real property owners develop strategies to preserve and enhance the value of their assets. We manage the legal work for large portfolios of transactions at a cost structure that offers genuine value. Our services include counseling, negotiating, and documentation of transactional, leasing and operational issues.
Lenders: As a result of our experience representing borrowers and lenders, we fully understand the risks associated with real estate lending, and are able to provide thorough due diligence and documentation of your lending transactions. We also have deep experience with workouts and are skilled at providing creative solutions to help you preserve and enhance your assets.
Corporate Counsel: For most corporate counsel who seek our guidance on real estate matters, this is not your core business. You’re not interested in all aspects of real estate, but want to know you’re getting the right deal. You face challenges within your company as well as externally and it is our goal to protect your interests and help make your job easier. We can help you get your transaction completed, while helping you assess the transaction from a business perspective to deliver cost-effective solutions.
Investors: We have significant experience on all sides of equity financing transactions, including negotiation and documentation of investment partnerships for large and small projects of many types. Also, if you are already invested in a real estate deal we can add value by analyzing your agreements and counseling you about your rights and options when you need to reassess your situation.
Brokers: You play an important role in the acquisition, disposition, leasing and positioning of real property assets. We appreciate this role and are known for our team work approach to working with brokers to help them execute their transactions.
Real Estate, Environmental Issues and Politics
Real estate projects are often affected by environmental and political issues. Our joint team of real estate, environmental and governmental affairs attorneys know how to cut through challenges to move projects forward.
Our environmental team has been recognized by the prestigious Chambers and Partners as one of the top environmental law groups in Texas in 2009. They can help you address a wide range of environmental issues that can halt projects, such as permitting, water rights, natural resource damages, and contaminated property remediation.
Beyond purely environmental issues, we’re focused on helping our clients do sustainable projects. We have a thorough grounding in “green” concepts, and the ability to help our clients master the legal and economic issues involved in ‘doing well by doing good.’”
Our firm also includes governmental affairs attorneys who help shape public policy for our clients. Headquartered in Austin, we have our pulse on the state and local political issues that affect real estate development across Texas and beyond.
When you need assistance getting through environmental or political issues, our team is the one to call on.
Comprehensive Representation
When engaging in a real estate project, it’s important to have someone on your side who can anticipate problems. We have experience across all areas of real estate─acquisitions, sales, financing, development, operations and real estate litigation─which gives us the insight to anticipate issues, help you resolve them as early as possible, and structure deals that minimize risks.
Typical of our representation is the work we did for a local developer in reviewing more than 60 properties for potential acquisition. The purchase included raw land, multi-family complexes, hotels and office buildings. Our attorneys handled all due diligence on each: title and survey reviews, loan reviews and lease reviews. Many of the properties averaged three mortgage liens each, most of them cross-collateralized. In addition, we handled all financing and environmental due diligence. This comprehensive counsel is a hallmark of our practice.
Whether your deal involves single properties or multiple property portfolios valued in the hundreds of millions of dollars, we staff matters to maximize efficiency and value. Our work includes representation related to:
- Office buildings
- Showroom/warehouse facilities
- Industrial plants
- Hotels and resort developments
- Shopping centers
- Condominiums
- Multi-family projects
- Residential subdivisions
Our real estate attorneys in Austin, Dallas and Houston work on projects with local, national and international clients, including Fortune 500 companies, in commercial and residential development. Our clients include:
- National and local developers
